Five acres, two acres, half an acre: Mequon's lot sizes
Mequon's zoning code sorts single-family land by minimum lot size. The rural districts call for five acres, two and a half acres or two acres per home. The suburban districts step down from an acre and a half to one acre, three-quarters of an acre and half an acre.
That spread shows up at the garage. On a half-acre lot near the city's center, the garage may be a few car lengths from the street. On a two- or five-acre lot, the house can sit far back on a long private drive, with the garage facing the side and the door out of sight of the road. Those homes are where driveway gates, keypads and longer-range remotes come in, which the next sections cover.
Heavier doors need the right springs
Mequon homes run large. About 4 in 10 have four or more bedrooms, and more than 7 in 10 are single-family houses, many built between 1970 and 1999. If your house has a wide double door, an insulated door or a wood or carriage-style door, it weighs more than a basic uninsulated steel door.
The springs carry that weight, not the opener. On a heavy door, the springs have to be sized and wound to match it, and when one breaks the door can be far too heavy to lift by hand. Gates on a long Mequon driveway: what the city allows
Start with the fence rules, because a gate usually ties into a fence or posts. Mequon's zoning code lets a fence under 4.5 feet go almost anywhere on the lot. Over 4.5 feet, it has to meet the city's offset and setback rules. Ask the city whether your fence and gate need a permit, and have your survey ready.
Once a gate is in, distance is the main challenge. The farther the gate sits from the house, the longer the power and control wiring has to run underground, and the more likely a remote is to lose range. On the bluff side: wind and cold off Lake Michigan
Mequon's eastern edge is Lake Michigan shoreline, and along much of it the land ends in clay bluffs 80 to 140 feet high, cut by deep ravines. Homes near the bluffs take more of the wind off the lake than homes farther inland.
Wind pushes rain and snow under a worn bottom seal and past the side weatherstripping, and the lowest section of the door takes the water. A wide double door also flexes in strong gusts, which loosens hinges over time. In a hard cold snap, a worn spring is more likely to break, and grease in the rollers and opener stiffens.
Most of this is caught with a tune-up: new seals, tightened hardware and a balance check. If a door bows or rattles in the wind, call us before it starts to bind in the track.
