Garages under the house on Bellevue's wooded slopes
Bellevue was mostly farmland until I-40 came through in the early 1960s, and the subdivisions that followed spread into the wooded hills toward the Warner Parks. On some of those sloping lots, the garage sits on the lower level, under the living space, with the driveway running down to the door.
That layout brings a few specific problems. Rain runs down the driveway toward the door, so the bottom seal and the lowest section take a beating. Ceiling height in a basement-level garage can be tight because of ductwork, beams and the floor above, which limits the opener you can mount. And when the bedroom is right above the garage, a loud chain-drive opener is hard to live with.
Fixes are usually simple. A new bottom seal and a properly set closing force stop most drafts and leaks at the door itself. What did the May 2010 flood do to Bellevue garages?
It was among the hardest-hit parts of Nashville. Over May 1 and 2, 2010, 13.57 inches of rain fell, more than double the previous two-day record. The Harpeth River in Bellevue rose to about 33.3 feet, almost 9 feet above its old record. More than 1,000 residents were affected and at least 146 homes were destroyed, many in River Plantation.
Bellevue rebuilt over the following decade, and Nashville's voluntary buyout program has purchased about 400 flood-prone homes citywide. Water still matters on the river streets, though. Some streets along the river sit in or near flood-prone areas, and a garage that floods again needs more than drying out.
Floodwater soaks the insulation in the lower sections, rusts the bottom brackets and hinges, and can ruin the photo-eye sensors and the wall button. If one or two sections are damaged and the rest of the door is sound, garage door panel replacement may save the door. The bottom brackets hold cables under spring tension, so leave them to a technician.

Driveway gates where the drive climbs
A gate on a sloped driveway has to be planned around the grade. A swing gate that opens uphill can hit the rising pavement before it's fully open, and a slide gate needs a level run for its track or rollers. When a gate starts to drag, stall or bounce back, the slope is often part of the cause.
Wooded lots add their own wear. Falling limbs bend gate frames, leaves pile up in tracks, and long wire runs up the hill are exposed to lightning and rodents. Do Metro Nashville rules cover garage doors in Bellevue?
Yes. Because Bellevue is part of Metro Nashville, Metro Codes rules apply. Swapping a door in the same opening generally doesn't need a building permit, while cutting a new opening or making one wider does. If your parcel has a historic or conservation overlay, check it before exterior work.
Many Bellevue subdivisions, townhomes and condos have an HOA. Check your covenants for door color and style before you choose a replacement.

Doors for One Bellevue Place and the Highway 70 South corridor
Bellevue's retail center has been rebuilt. The Bellevue Center mall opened in 1990, closed in 2008 and was torn down in 2015. In 2017, One Bellevue Place opened on the site at Highway 70 South and I-40, with shops, restaurants, apartments, a hotel and a community ice rink run with the Nashville Predators.
