How does Central Florida weather affect garage doors and gates?

Orlando's problem isn't cold. It's heat, moisture, and electricity. From June through September, summer dew points sit in the low to mid 70s almost every day, and nighttime humidity often climbs past 90 percent. That moisture works its way into springs, cables, hinges, and rollers. Bare steel rusts, and rust adds friction a door was never balanced for.

The afternoon storms bring a second problem. The sea breezes from the Atlantic and the Gulf collide over the middle of the peninsula, and the Tampa-to-Orlando corridor gets more cloud-to-ground lightning than anywhere else in the country. Four Corners led the nation in lightning density in 2022. Nearby strikes send surges through house wiring, and the circuit boards in garage door openers and gate operators are often the first thing to go. Then there's hurricane season. Ian in 2022 and Milton in 2024 both crossed Central Florida with damaging wind and heavy rain. A garage door is usually the largest opening on a house, and research from the Insurance Institute for Business & Home Safety shows that when it fails in high wind, air rushes in, pressurizes the house, and adds to the uplift on the roof. That's why wind rating matters here more than in most markets we serve.

Do garage doors in Orlando have to be wind rated?

Yes. Under the Florida Building Code, a replacement garage door needs to carry a Florida Product Approval and a design pressure rating that meets the wind load for your address, your exposure, and the size of the opening. Orange County's permit office lists garage doors among the items that require a building permit, and cities in the area follow the same statewide code.

You may have heard about Miami-Dade approvals and "HVHZ" doors. The High-Velocity Hurricane Zone applies only to Miami-Dade and Broward counties. Orlando is outside it, so the HVHZ impact rules don't apply here, but the statewide wind-load and product-approval rules do. The approval covers the whole system, including the track, struts, and fastener pattern. Swapping in different hardware can take an installation outside its approval.

What kind of homes and garage doors are common around Orlando?

The metro has two very different housing stocks. Close to downtown, neighborhoods like Azalea Park and parts of Winter Park and Audubon Park are full of 1950s and 1960s ranch homes, and College Park dates largely from the 1920s through the 1940s. In homes that age, the garage door is often a later replacement or add-on, and it's common to find older track, mixed hardware from past repairs, and openers long past their prime.

Farther out, the picture is new construction. Horizon West, behind the Disney resort area, stretches across more than 20,000 acres, and Orange County planners expect it to house around 100,000 people. In 2020, nearly half of the single-family permits pulled in Orange County were in Horizon West. Lake Nona, in southeast Orlando, has grown around its Medical City. These homes typically have steel sectional doors, double-wide openings, and belt-drive openers installed by the builder. They're newer, but they still see springs wear out and openers fail from surges, and the same wind-rating rules apply when a door gets replaced.

Do you work with Orlando HOAs and gated communities?

Yes, and HOAs shape a lot of the work here. Under Florida's HOA law (Chapter 720 of the Florida Statutes), an association can control the look of a garage door only to the extent its declaration or published guidelines give it that power. In practice, many Orlando communities limit door colors, panel styles, and window inserts. Before we quote a replacement, we'll ask whether your HOA needs to approve the door, and we can give you the model details your architectural committee will ask for.

Gated communities are common across the metro. Guard-gated communities like Isleworth and Keene's Pointe sit on the Butler Chain of Lakes in Windermere, and the Markham Woods Road corridor holds Heathrow Woods, Magnolia Plantation, and Alaqua Lakes. Many newer neighborhoods in Lake Nona, Horizon West, and Winter Garden also have resident gates with keypads, card readers, or remote access. Do you service commercial doors and gates in Orlando?

We do. Orlando's industrial space clusters in a few corridors. The Airport and South Orlando area along the Beachline (SR 528) has seen a wave of distribution and flex buildings. Southwest Orlando, near I-4 and the Florida Turnpike, serves the tourism economy. Sanford and the SR 417 corridor in Seminole County hold much of the area's small-bay, multi-tenant space.

Those buildings depend on roll-up and sectional overhead doors, dock doors, and gated yards. The same lightning and humidity that hit homes hit these sites harder, because a commercial door may cycle dozens of times a day. How does scheduling a repair work?

Call us and tell us what's going on: the door won't move, it's crooked, you heard a loud bang, or the gate stopped responding. We'll ask a few questions and schedule the earliest available visit. If the door is stuck open before a storm, say so when you call.

Before your visit, a few safe checks can save time: make sure the opener has power, check that the wall control isn't in lock or vacation mode, wipe the photo-eye lenses, and replace the remote battery. Do I need a permit to replace a garage door in Orlando?

Why did my garage door opener stop working after a thunderstorm?

Central Florida gets more lightning than anywhere else in the U.S., and a nearby strike can send a surge through your wiring. Opener circuit boards and gate operator boards are sensitive to it. Check the breaker and outlet first. If the opener has power but won't respond, it likely needs a technician to test the board and safety sensors.

Does my HOA have to approve a new garage door?

It depends on your community's declaration and guidelines. Florida law lets an HOA regulate a door's appearance only as far as its governing documents allow, but many Orlando communities do set rules on color, panel style, and windows. Check with your management company first. We can provide the door details your architectural committee will ask for.

Do you repair gates in gated communities?

Yes. We work on community entry gates, resident gates, and private driveway gates across the metro, including swing and slide gates with keypads, card readers, and remote access.
