Why do automatic gates fail so often in Central Florida?
Central Florida gets more lightning than anywhere else in the country, and an automatic gate is basically a circuit board sitting outdoors at the end of a long wire. Surges from nearby strikes can damage the control board, the receiver, the keypad, or the loop detector. Four Corners, at the southwest edge of our area, led the U.S. in lightning density in 2022.
Moisture is the second cause. With summer humidity near saturation at night, connections inside operator housings and keypad boxes corrode. Sealed housings, clean wiring, and intact conduit go a long way.
What about HOA gates with heavy traffic?
Community gates in places like Lake Nona, Horizon West, and the Markham Woods corridor can cycle hundreds of times a day. Operators wear out faster under that load, and a single failure can leave the gate stuck open or block residents in.

How do summer storms affect gate loops and sensors?
Vehicle loop detectors are wires cut into the pavement that sense a car and tell the gate to open or stay open. Cracked pavement and long periods of standing water can damage the loop wire or its sealant. The result can be a gate that won't open for exit traffic or one that won't close because it "sees" a car that isn't there.
Photo-eye sensors and safety edges can also fail from moisture or impact. Those parts keep the gate from closing on a car or person, so we test them on every visit.
What should I do if my gate fails during a power outage?
After major storms like Ian and Milton, power outages left many automatic gates without power. Most gate operators have a manual release so the gate can be opened by hand. Use it only as the manufacturer describes, and keep hands clear of the hinge and drive areas.
Many operators can run on battery backup, and some use solar charging. If your gate runs on batteries, they wear out in the Florida heat faster than many people expect. We test them during repair visits and can tell you when they're due.

What does an automatic gate repair visit include?

- The gate opens but will not close, or closes and then reopens
- The gate stops halfway or short of fully open
- The gate reverses on its own with nothing in the way
- The gate stopped working after rain, a storm or a power outage

- A solar or battery gate works in the morning and quits later in the day
- The gate moves slowly, jerks or sounds strained
