What garage doors are common in Hermitage subdivisions?

It depends on when your street was built. The name comes from The Hermitage, Andrew Jackson's 1,120-acre estate, but the neighborhoods around it are mostly postwar. Local real estate records date Hermitage Hills to around 1963, Tulip Grove to around 1974, and Highlands of Tulip Grove to around 1976. Many of those homes are brick ranches and split-levels off Lebanon Pike and Old Hickory Boulevard, with one- or two-car attached garages.

In a house that's 50 or 60 years old, the garage door is rarely the first one. You'll often find a replacement steel door hung on older track, a chain-drive opener from the 1990s, or extension springs stretched along the sides of the door. Newer pockets tell a different story. Bridgewater dates from 2007, Villages of Riverwood from 2014, The Reserve at Stone Hall from 2016, and Magnolia Farms from 2020. Those homes have builder steel doors and openers that are still early in their life.

Do I need a Metro permit to replace a garage door in Hermitage?

Usually not, as long as the opening stays the same. Hermitage follows Metro Nashville Codes, and the Metro table for one- and two-family homes lists door replacement as permit-free when the door opening does not change. A new opening, a wider opening, or a door moved to a different wall does need a permit.

Metro also tells owners to check the Parcel Viewer for a neighborhood conservation or historic overlay before exterior work. If your parcel has one, talk to the Metro Historic Zoning Commission first. HOA rules vary a lot here, too. Many older subdivisions have no HOA at all, while newer townhome communities often control door style and color, so check your documents before you pick a new door.

How did the 2020 tornado affect garage doors in Hermitage?

On March 3, 2020, a tornado tracked roughly parallel to I-40 from Nashville through Donelson, Hermitage, Mount Juliet, and Lebanon. The published damage survey rated it EF-2 across Hermitage, with damage along Tulip Grove Road and the Old Hickory Boulevard corridor, and it wrecked the Northlake Village shopping center on Old Hickory Boulevard.

Wind does specific things to a garage door. It can push the door inward and pop rollers out of the track, bend the horizontal track, or kink the door sections. A door in that state is still under spring tension, so don't try to force it back. Many homes in the storm path got new doors afterward, so a 1970s house in Hermitage may now have a much newer door than its neighbors.

What happens to my opener when the power goes out in an ice storm?

The opener stops, and the door stays where it is. In the January 2026 ice storm, Nashville Electric Service outages peaked at about 230,000 customers, the most in the utility's history, as ice-loaded trees broke poles and lines across Davidson County. If the door is fully closed and the springs are intact, the red emergency release cord lets you lift it by hand. Don't pull it if the door is open or a spring is broken, because the door can drop. Yes. Hermitage has a strong commercial and medical core. TriStar Summit Medical Center on Frist Boulevard had 218 beds as of 2018, and Deloitte runs a technology center of about 200,000 square feet in Hermitage. Shopping centers line Old Hickory Boulevard and Lebanon Pike.

Can I open my garage door by hand during a power outage?

Yes, if the door is fully closed and the springs are intact. Pull the red emergency release cord and lift the door by hand. It should feel fairly light. If it's very heavy, a spring may be broken, so stop and call us. Battery backup openers keep working during outages.
