Garage Door Repair in Winter Park, FL

H&D Garage Door repairs and replaces garage doors and openers across Winter Park, from 1920s homes near Park Avenue to newer houses on the Chain of Lakes. Winter Park borders Orlando to the north, and it's one of the closest cities in our Orlando service area.

How old are the garages in Winter Park?

Many are close to a century old. Loring Chase and Oliver Chapman laid out Winter Park in 1881, Rollins College opened in 1885, and the town incorporated in 1887. The city has recorded more than 700 historic structures, about 7 percent of its homes. Its historic survey highlights Virginia Heights for Colonial Revival and Mediterranean Revival homes built from 1922 to 1955, and architect James Gamble Rogers II designed many local houses in that era, including Casa Feliz in 1932.

Garages from that period were built for smaller cars. They're often detached, set behind the house, and fitted with a single narrow opening that doesn't match today's stock door sizes. Over the decades those openings have usually seen several replacement doors, so it's common to find newer panels hung on old framing. Newer areas, like the Windsong development around Lake Berry and Lake Mizell, have larger attached garages and modern doors.

Do I need a permit or historic review for a new garage door in Winter Park?

For a replacement door, yes, you need a permit. The city's door and window replacement guideline asks for a building permit filed through its online portal, along with the door's Florida Product Approval number, the manufacturer's specs and installation instructions, and a site plan or survey showing which openings are being replaced.

Historic properties add a second step. Individually designated homes, and homes inside a designated district such as the College Quarter Historic District or Virginia Heights East, need a Certificate of Review for exterior alterations. The Historic Preservation Board looks at whether the change is compatible with the existing architecture. Our garage door installation page explains how a replacement is measured and installed, and we can supply the product approval paperwork the city asks for.

Should I repair or replace a wood door on an older Winter Park home?

Start by checking the bottom of the door. Wood doors on older homes take Central Florida's humidity and rain at the bottom section first. Paint fails, the wood swells, and rot creeps up from the seal. If the damage stays in one section and that section is still made, a garage door panel replacement can save the rest of the door.

When several sections are soft or the door no longer closes evenly, replacement usually makes more sense. Many owners of historic homes choose carriage-style steel or composite doors that look like wood but hold up better to moisture. Our post on the best material for a garage door compares wood, steel, aluminum, and composite.

How do Winter Park's trees and lakes affect garage doors?

Big oaks and lots of water both play a part. Winter Park is known for its canopy of live oaks and camphor trees, and when Hurricane Irma came through in September 2017, the city logged 297 reports of trees or limbs blocking roads. A falling limb can dent a door or knock its track loose.

Power is less of a worry than it used to be. Voters created a city-owned electric utility in 2003, and by August 2025 about 81 percent of its lines were underground. During Hurricane Milton in 2024, only 275 of roughly 15,000 customers lost power. Lightning is still a risk, though, and the National Weather Service calls Central Florida the lightning capital of the country. A surge can still reach an opener through house wiring.

The lakes add moisture. The city manages 18 named lakes, and the chain from Lake Virginia to Lake Osceola and Lake Maitland is linked by the Fern and Venetian canals. On lakefront lots, hinges, springs, and the bottom brackets rust faster.

Do you service doors around Park Avenue and Hannibal Square?

Yes. The Downtown Winter Park Historic District, listed on the National Register in 2011, runs along Park Avenue and includes buildings from 1882 to 1965, such as the 1891 Henkel Block. The city still has about 19 miles of brick streets, and many downtown shops and restaurants rely on rear service doors and roll-up doors off the alleys.

Commercial doors in a dense downtown take heavy daily use, and a stuck door can block deliveries for a whole block. Our commercial garage door repair page covers the roll-up, sectional, and service doors we work on.

Questions from Winter Park customers

Does Winter Park require a permit to replace a garage door?

Yes. The city's replacement guideline calls for a building permit with the door's Florida Product Approval number, the manufacturer's installation instructions, and a site plan showing the openings. Repairs like springs, rollers, or an opener don't change the opening. We provide the product documents your permit needs.

My home is in a Winter Park historic district. Can I still get a new garage door?

Yes, but plan for a review. Designated homes, and homes inside districts like College Quarter or Virginia Heights East, need a Certificate of Review for exterior alterations. The Historic Preservation Board checks that the door suits the architecture. Talk to city planning staff first, and we'll provide the door details they need.

Can you fit a new door in an older, odd-sized garage opening?

Usually. Many older Winter Park garages were built for smaller cars and have narrow or nonstandard openings. Doors can be ordered in custom widths and heights, or the opening can be adjusted with new framing and trim. We measure the opening, headroom, and side room before recommending a door.

Why does my old wood garage door stick in summer?

Wood takes on moisture in Central Florida's humid months and swells, so it can rub the jambs or bind in the track. Peeling paint and soft spots at the bottom are early signs of rot. Keep the door painted and sealed. If it drags or closes unevenly, call us to check its balance.

Will Winter Park's underground power lines protect my opener?

They cut outages, but not every risk. Underground lines are less likely to fail when trees come down, yet lightning can still send a surge through your home's wiring. A plug-in surge protector for the opener helps. If your opener stops responding after a storm, check the outlet first, then call us.
