What breaks most often on Cleveland garage doors?
Salt is a leading cause. Slush drips off your car, sits at the threshold and soaks the bottom of the door. That's where you find rusted bottom brackets, frayed lift cables, seized rollers and a bottom seal that has split or pulled out of its retainer. A door that used to glide starts to shudder, then one day a cable lets go and the door hangs crooked.
Ice is next. On the east side and in Lake County, lake-effect snow piles against the door and freezes the seal to the slab. An opener that keeps pulling on a frozen door can bend the top section, crack a panel near the opener arm, or yank the door out of one track.
Age rounds out the list. A big share of the area's homes were built before 1940, and many of those detached garages still run old extension springs, wood doors or patched tracks.
Safe checks before you call
You can look at a few things without touching anything under tension. Check that both photo eyes near the floor are lit and not blocked by snow or a recycling bin. Make sure the wall control isn't in lock or vacation mode. Swap the remote battery. Look along the bottom for ice holding the seal to the floor, and clear it gently if you can.
Stop there if you see a gap in the spring over the door, a loose or snapped cable, or a door that sits crooked. Repairs on older detached garages in Cleveland, Lakewood and the Heights
Pre-war garages behind homes in Cleveland, Lakewood, Cleveland Heights and Shaker Heights often have shallow headroom, out-of-square openings and sloped slabs. Tracks may have been shimmed or re-hung more than once. When a door comes off track in one of these garages, we check the jambs and the track mounting first, because a track bolted into soft or rotted wood will fail again.
On extension-spring doors, we make sure safety cables run through each spring. Those cables keep a broken spring from whipping across the garage. Many older setups don't have them, and adding them is part of a proper repair.

If you're selling, a repair visit before the inspector arrives can take care of common flags: a door that won't stay balanced, a failed auto-reverse, damaged panels, or missing spring safety cables.

- The door won't close, or closes only while you hold the wall button
- The door starts down, then reverses back up
- The opener hums or clicks but the door doesn't move
- Loud bangs, grinding or popping sounds when the door moves
