Do Windermere's sand roads affect garage doors?
They can. John Dawe platted Windermere in 1887, and the town incorporated on February 2, 1925. Today it has about 3,000 residents, and most of the streets in its original downtown grid are still unpaved. The town council has chosen to keep those sand roads, grading them several times a year and after washouts, and in 2025 it approved a stormwater project for Bessie and Butler streets designed to keep the dirt-road look.
For a garage, that means grit. Fine sand blows and gets tracked in, then collects in the bottom seal, the track, and the roller bearings, where it acts like sandpaper. Dust also settles on the photo-eye lenses, which can make the door reverse for no clear reason. Regular cleaning and a yearly garage door maintenance visit go a long way here. How do the Butler Chain lakes affect garage hardware?
They keep everything damp. The Butler Chain of Lakes has 13 lakes covering more than 5,000 acres, according to the Orange County Water Atlas, and in 1985 it became the first lake system in Florida designated an Outstanding Florida Water. The town itself sits on a strip of land between Lake Down, the chain's 885-acre headwater lake, and Lake Butler.

Do you work in Isleworth, Keene's Pointe, and other gated communities?
Yes. Isleworth started as Chase family citrus land that Arnold Palmer bought in 1984, its golf course opened in 1986, and it covers about 600 acres behind a guard gate. Keene's Pointe opened in 1996 on about 1,200 acres and has around 1,100 homes, also guard-gated. Nearby, Windermere Downs has about 215 homes built from 1970 onward under mature oaks.
Large custom homes often have three or more bays, side-load garages, and heavy wood or custom carriage doors. What did Irma and Ian do to Windermere's streets and garages?
Mostly, trees came down. After Hurricane Irma in 2017, the mayor estimated that more than 100 trees fell in town, and Main Street, Lake Butler Boulevard, and Park Avenue were closed with trees tangled in power lines. During Hurricane Ian in 2022, fallen trees blocked nearly every road into town and docks went underwater.
Falling limbs can dent garage doors and knock tracks out of line, and long outages leave doors stuck closed. If a storm damages your door, don't run the opener. A bent or off-track door is still under spring tension and can fall if you force it. Take photos, keep clear, and call us.

Do I need a permit to replace a garage door in Windermere?
Yes. Inside town limits, permits are processed through the town's building services provider, which reviews zoning, plans, and contractor credentials. Many Windermere-address homes, including Isleworth, sit in unincorporated Orange County instead, and the county states that garage doors need a building permit.
Either way, the new door needs a Florida Product Approval and a wind rating that fits the site. In gated communities, the architectural review committee usually has to approve the door's style and color as well, so get that approval before ordering.
