Does your Tuscawilla HOA have to sign off on a new garage door?
Often, yes, and there may be two layers of rules. Tuscawilla started in 1969 and is one of the largest and oldest planned unit developments in Seminole County. It grew into more than 28 separate subdivisions, each with its own homeowners association, under an umbrella association that has operated since 1977.
Those sub-associations write their own standards. Wedgewood Golf Villas of Tuscawilla, for example, asks owners to file an architectural review form before any change to the outside of a home, including paint colors, and its day-to-day rules say garage doors stay closed except when in use. Other Tuscawilla neighborhoods have their own review boards and forms.
So before you order, pull your subdivision's guidelines and find out what the board wants to see: door style, color, window inserts, sometimes a manufacturer brochure. Which Winter Springs neighborhoods sit behind a gate?
Several. Eagles Watch, about 110 homes off Vistawilla Drive just south of SR 434, is a gated neighborhood inside Tuscawilla. Parkstone, a community of roughly 389 homes off SR 434 on the Lake Jesup side, is gated too, and so is Avery Park, about 88 homes off Tuskawilla Road.
An entry gate on a busy subdivision opens and closes far more often than any single garage door. The operator, the loop detectors buried in the pavement, the keypad or card reader at the call box, and the safety sensors all wear on that schedule. What wears out first on a 1980s Winter Springs door?
The springs, usually, and then the rollers and the opener. Winter Springs incorporated in 1959 as the City of North Orlando, took its current name in 1972, and grew from 609 residents in 1960 to 38,342 in 2020. Most of that growth came in the 1970s, 1980s and 1990s, and the median home was built around 1989.
A door from that period may be on its second or third set of springs, and each set is rated for a limited number of open-and-close cycles. When one breaks, the door gets very heavy and the opener may hum without lifting it. Other signs of age are steel rollers that grind, a door that shakes on its way up, and a chain-drive opener with a weak or worn gear. On a door that's 30-plus years old, we'll tell you plainly when new parts make sense and when a new door is the better buy.
What did Hurricane Ian teach Winter Springs about garage floors?
That water can reach a garage even far from the lake. When Ian stalled over Central Florida in September 2022, Gee Creek overran its banks, low streets such as those in Winding Hollow flooded, and emergency crews rescued about 80 residents. Afterward the city cleared close to 30,000 feet of debris from five local creeks to help the water drain.
A garage door that sat in floodwater needs a check before regular use. The two photo-eye sensors mount a few inches off the floor, so they're often the first part to fail. The bottom seal and the lowest section can hold water, and the brackets at the bottom corners can start to rust. Those corner brackets hold the lift cables, which are under spring tension, so don't loosen or remove them yourself.

Is a permit needed to replace a garage door in Winter Springs?
Ask the city first. The Winter Springs Building Division, in the Community Development offices at 1126 East SR 434, reviews plans, issues permits and inspects work, and it can tell you what a replacement on your street requires.
