Why are Clermont's hills hard on garage doors and gates?
Clermont sits on the northern end of the Lake Wales Ridge, so it has rolling terrain you don't see in most of Florida. Nearby Sugarloaf Mountain rises to 312 feet, the highest point on the Florida peninsula.
Hills mean sloped lots. On a sloped driveway, the garage slab may not be perfectly level, and a door that meets an uneven floor leaves a gap on one side. Many homeowners respond by adjusting the opener's close force or travel limits, which can strain the opener. The better fix is usually a new bottom seal or a closer look at track alignment.
Gates on a slope have it worse. A swing gate on a grade needs the right hinges and an operator rated for the load, and a sliding gate needs a level track. When those aren't right, the motor works harder on every cycle. Our gate repair page covers hinge, track, and frame work.
How has Clermont's growth affected local garage doors?
Clermont is now the largest city in Lake County, with 43,021 people in the 2020 census, and its population grew more than 250 percent between 2000 and 2020. Through the mid-20th century it was citrus country. The Florida Citrus Tower, built in 1956, is a reminder of that time.
That growth happened in waves. Homes from the early 2000s boom are now old enough that their first springs and openers are failing. Newer communities to the south, like Sawgrass Bay and Serenoa, and development in the Wellness Way area are still in their first years. In those homes, common issues are noisy rollers, sensor problems, and doors that drift out of balance as the house settles.

Do you work in Kings Ridge and other 55+ communities?
Yes. Kings Ridge is a 55-and-over gated golf community on US 27 just south of downtown, with about 2,088 homes in 15 neighborhoods. Legends is another established gated golf community in the area.
For many residents in these communities, the garage door is the main way in and out of the house, so a broken spring or a dead opener is a big deal. We can install openers with battery backup and quieter belt drives, and we'll walk you through the manual release so you know how to use it during a power outage. What do lakes and summer storms do to doors in Clermont?
The Clermont Chain of Lakes runs from southeast to northwest through the city, and many homes sit on or near the water. Lakeside garages get more moisture, which rusts springs, hinges, and the lower track brackets first.
South Lake County also gets Central Florida's summer storms. Lightning surges damage opener boards and gate controls, and heavy rain can flood low spots at the end of the driveway where gate loop sensors are buried. If a gate starts opening on its own after a storm, a damaged loop or detector is a likely cause.

Does Clermont's training-town traffic matter for gates?
Clermont has hosted the National Training Center for athletes since 2001, and the city adopted the slogan "Choice of Champions" in 2014. Runners and cyclists use the hills year-round, and community entrances near popular routes get heavy pedestrian and bike traffic.
That's a good reason to keep entry gates' safety features working. Photo eyes and edge sensors are what stop a gate from closing on someone. If your community gate's safety devices have been disabled or aren't responding, call us. Our Orlando automatic gate repair page explains how we test them.
