Why do so many Altamonte Springs homes have 1970s garages?
Because that's when the city filled in. Residents voted 38 to 7 to incorporate in 1920, but Altamonte Springs stayed small for decades. Then I-4 arrived in the 1960s, Altamonte Mall opened in 1974, and the population jumped from 4,391 in 1970 to 22,028 in 1980, about a fivefold increase. By 2020 it had 46,231 residents.
Many neighborhoods date from that boom. Spring Valley is mostly ranch homes from the 1960s and 1970s with two-car garages, and Spring Lake Hills has 229 homes built mostly from 1970 to 1980 around a man-made lake. Ranch-style garages often have low ceilings, so headroom limits which openers and spring systems fit. After 50 years, many of these garages have a replacement door riding on older track, mixed hardware from past repairs, or extension springs along the sides.
Is it time to replace the springs and rollers on an older Altamonte door?
If the door is loud, jerky, or heavy to lift by hand, probably. Springs wear out by cycles, not years, and a door that's been through several sets will show it. Steel rollers with exposed bearings rust in Central Florida's humidity and start to grind or bind in the track. Swapping to sealed nylon rollers quiets the door and takes strain off the opener. How have hurricanes and flooding hit Altamonte Springs?
Two storms stand out. Hurricane Charley in 2004 was the strongest hurricane on record for Seminole County, with gusts over 90 mph, and some parts of Altamonte Springs were without power for up to 12 days. During a long outage, the only way in or out of many garages is the manual release, which should be used only when the door is fully closed and the springs are intact.
In 2022, Hurricane Ian brought historic flooding to the Spring Oaks neighborhood along the Little Wekiva River, affecting at least 40 homes. Floodwater in a garage soaks the bottom seal and rusts the lowest hardware first. If your door was in standing water, have the cables and bottom brackets checked before you rely on it again.
Do I need a permit to replace a garage door in Altamonte Springs?
Yes. The city lists doors among the exterior permits it issues without full plan review, alongside windows and roofs. Homeowners pulling their own permit have to apply in person, and the city's permit checklist includes an approval letter from your HOA or condominium association when one applies.
The new door also needs a Florida Product Approval and a wind rating that fits your home's location and opening size. Like-for-like repairs, such as new springs, rollers, cables, or an opener, don't change the opening. If you live in a condo or townhome community, check with your association before ordering, since many control door color and style across the whole property.

The area around Cranes Roost Lake was once a flood-prone bog, and redevelopment that began in 1991 turned it into the Uptown Altamonte district, with offices, apartments, restaurants, and the 45-acre Cranes Roost Park.
