When were most Lake Mary neighborhoods built?
Lake Mary started as two railroad stops, Bent's Station and Belle Fontaine, on the line between Sanford and Orlando, and its first economy was citrus. The city incorporated on August 7, 1973, and its big residential and commercial boom came in the late 1980s and early 1990s. By 2020 it had 16,798 residents.
Timacuan is a good example of that era. It has more than 550 homes on about 400 acres, its first neighborhood, Stratton Hill, was built in 1986, and most of the rest followed in the 1990s. A garage door from that period may have had its springs replaced once already, and the original opener may predate many current safety and smart features.

Is Heathrow part of Lake Mary?
Not officially. Heathrow is an unincorporated community next to Lake Mary with a Lake Mary mailing address. Jeno Paulucci founded it in 1985 on land that once grew celery for his Chun King food company, and it's now a private gated community of about 2,200 homes plus the Heathrow International Business Center, home to AAA's national headquarters.
For garage door work, the address doesn't change much. Heathrow homes tend to be larger, with multiple garage bays and heavier, decorative doors. Getting in also matters. Gated communities usually need the technician's visit cleared at the gate, so tell us the access steps when you call.

Why do Lake Mary openers fail after summer storms?
Lightning and water are the usual causes. The National Weather Service calls Central Florida the lightning capital of the country, and a nearby strike can send a surge through house wiring into an opener's logic board, receiver, or wall control. Water is the other risk. After Hurricane Ian in 2022, Seminole County reported at least 2,000 damaged homes and listed Lake Mary and Heathrow among the places with unprecedented flooding.

Does Lake Mary require a permit for garage door work?
It depends on the job. The city's Building Division enforces the 2023 Florida Building Code. Starting July 1, 2026, a state law (HB 803) removed the permit requirement for a limited set of non-trade projects on single-family homes. The city says permits are still required for structural work, electrical and other trade work, larger projects, and work in flood zones, and it refers specific questions to the Building Official.
For a full door replacement, plan on checking with the city first, since the new door also has to carry a Florida Product Approval and the right wind rating. Routine repairs like springs, rollers, and cables don't change the opening. HOAs in communities like Timacuan and Heathrow may also need to approve a new door's style and color.

Do you service doors at Lake Mary office parks?
Yes. Lake Mary is a regional office hub. Major employers include AAA, Deloitte, Liberty Mutual, Bank of America, Verizon, and JPMorgan Chase, and Dixon Ticonderoga is headquartered in the city. Colonial Center at TownPark was built from 2001 to 2006, and the wider TownPark area holds about a million square feet of Class A office space.
