How does Brentwood's one-acre zoning affect garage doors and gates?
Brentwood incorporated in 1969, and early in its history as a city it chose one-acre minimum residential zoning to keep its rural feel. Most of its single-family neighborhoods are built on lots of an acre or more. Where open-space developments allow smaller lots, overall density still can't top one home per acre of buildable land.
Big lots lead to two things. Homes set far back from the road often have long driveways, and many owners add a driveway gate at the street. Large houses also tend to have three-car or side-entry garages with several doors of different sizes, each with its own springs and opener. Why are springs on Brentwood garage doors so heavily loaded?
Many Brentwood homes have insulated steel doors with carriage-style overlays, wood or wood-look doors, or oversized doors for trucks and boats. Those doors weigh far more than a basic builder door, and the springs that balance them carry more tension.

Yes. Brentwood has several gated or partly gated neighborhoods. Annandale is a guarded community of estate homes built from 2006 to 2017, many over 5,000 square feet. Taramore includes a gated section of 31 estate homes, and its clubhouse is a restored house from 1845. Raintree Forest, with 221 brick homes, and the neighborhoods around Brentwood Country Club near the Davidson County line are other established areas.

What does Brentwood's terrain do to driveway gates?
Brentwood sits in the rolling hills of Middle Tennessee, with the Little Harpeth River running through town and Radnor Lake just to the north. Driveways often climb or drop from the street, and gates on a grade face more stress than gates on flat ground.
A swing gate on a slope has to clear the rising ground, and a heavy ornamental gate puts a big load on hinges and the operator arm. Over time, posts can lean and gates can sag, and then the operator struggles or stops mid-swing. Winter adds another layer, since ice on the gate or the drive can stall the operator and trip its safety reverse.

Do older Brentwood homes need different repairs than newer estates?
Often, yes. Brentwood incorporated in 1969, the same year new interstate access made commuting to Nashville easier, and its earliest subdivisions date from that period. Homes from the 1970s and 1980s may have their second or third garage door, older openers without modern features, and hardware from several past repairs.
Newer estate homes, like many in Annandale, tend to have heavier custom or carriage-style doors and more of them. In older homes the fix is often a full hardware refresh. We do. Maryland Farms, Brentwood's large office park, sits on land that was once an American Saddle Horse farm where the Brentwood Derby ran until the mid-1970s.
