Builder-grade doors in Antioch subdivisions: what wears out first

Antioch grew quickly once sewer lines and open farmland made large developments possible in the 1970s, and it has kept growing since. Census estimates for ZIP 37013 show that about 6 in 10 homes were built between 1980 and 2009, and about 44% were built in 2000 or later. Only about 6% are older than 1970.

That means most garages here have doors and openers that a builder picked for a whole subdivision at once. Those parts tend to wear out in a familiar order:

  • The torsion spring. It sits on a bar above the door and carries the door's weight. When it breaks, you'll hear a bang, and the door will barely move. See Nashville broken spring repair.
  • Rollers and hinges. Basic rollers flatten and get noisy. Worn hinges let the sections shake as the door moves.
  • The opener's gears and logic board. The motor runs but the door doesn't move, or the opener clicks and does nothing.

If your house is from the 1990s or 2000s and you're still on the original spring, our post on how long garage door springs last explains why it may be near the end of its life.

Spring and opener replacement on 15-to-25-year-old doors

When the first spring breaks on a door this age, ask about replacing both springs on the same visit if your door has two. They were installed together, so the second one usually isn't far behind.

Openers are a closer call. An opener from the late 1990s or 2000s already has the photo-eye safety sensors near the floor, so safety isn't usually the reason to replace it. The reasons are wear and features: stripped gears, a failing board, a loud chain drive under a bedroom, or no battery backup. Our guide on whether to repair or replace a garage door opener covers how to decide, and Nashville garage door opener repair explains what a repair visit includes.

Springs and cables hold a lot of tension. Please don't try to adjust or replace them yourself.

Summer heat, storms and your opener

Middle Tennessee summers are hot and humid, and thunderstorms can knock the power out. Both show up in garage door calls:

  • Power outages. Without power, the opener won't run. A battery backup opener can still open and close the door a few times. Without one, the door has to be opened by hand using the emergency release, which only works safely if the springs are intact.
  • Sun on the safety sensors. Late-day sun shining straight into one of the photo eyes can make the door reverse or refuse to close. Wipe both lenses and check that their lights are steady.
  • Surges. A storm surge can damage the opener's logic board. If the opener died right after a storm, check the breaker and outlet first.

If the door still won't work after those checks, call us.

Metro Codes, HOAs and replacing a door

Because Antioch is part of Metro Nashville, building questions go to the Metro Department of Codes and Building Safety, not a separate town hall. A repair that doesn't change the structure is usually simple. If you plan to widen the opening, change the framing or add a new circuit for an opener, contact Metro Codes first and ask what your project needs.

If your subdivision has a homeowners association, check its rules before you replace a door. Some require approval for a new door's style, color or windows. Bring us those requirements, and we'll help you choose a door that fits them.

Commercial doors around Hickory Hollow and I-24

The old Hickory Hollow Mall area, near I-24 and Hickory Hollow Parkway, has been redeveloped as the Commons at the Crossings, and the area is being redeveloped as a major Nashville job center. Offices, warehouses, retail buildings and service shops here rely on sectional overhead doors and rolling steel doors.

When a commercial door is stuck open or won't close, the building isn't secure. We repair springs, cables, tracks and operators on commercial doors. See commercial garage door repair, and tell us the door type and size when you call.

Questions from Antioch customers

Do you serve Cane Ridge and the rest of Antioch?

Yes. We cover all of Antioch, including the Cane Ridge area, the neighborhoods off Antioch Pike and Hickory Hollow Parkway, and homes toward Percy Priest Lake. It's all part of our Nashville service area. Call (888) 410-7013 and give us your street address.

Who handles permits for a garage door in Antioch?

Antioch is part of Metro Nashville-Davidson County, so building questions go to Metro's Department of Codes and Building Safety. A simple repair usually doesn't change anything structural. Contact Metro Codes before you widen the opening, change the framing or add wiring for a new opener.

Can you match my HOA's garage door style?

We can help. Bring us your HOA's rules on door style, color and windows, and we'll look for a door that meets them. Most associations want approval before a new door goes in, so get that sign-off before the order is placed.

My house was built in 2005. Why did my garage door spring break?

It probably wore out. Springs are rated for a limited number of open-and-close cycles, and a door used several times a day for many years can reach that limit. A spring on a door this age breaking isn't a sign of a bad install. Leave the door closed and call us.

My opener stopped working after a storm. What should I check?

Check the breaker, the outlet the opener plugs into, and the lock or vacation button on the wall control. A storm surge can damage the logic board, so if those checks don't help, call us. We'll test the board and tell you whether it makes sense to repair or replace the opener.

Do you repair gates in Antioch too?

Yes. We repair driveway gates and community entry gates in the Nashville area, including Antioch. That covers operators that stall, reverse or ignore the remote, plus keypads and safety sensors. Tell us the gate type and what it's doing when you call (888) 410-7013.
