How is Apopka's growth changing garage door work?
Apopka grew about 32 percent between 2010 and 2020, reaching 54,873 people. Two road projects drove much of that. The John Land Apopka Expressway (Toll 414) opened in 2009, and the Wekiva Parkway section of SR 429 was finished in January 2024, completing the western beltway. AdventHealth Apopka opened in 2017.
Most new building is in the 32712 ZIP code to the north, toward Kelly Park and the Wekiva area. Those homes have new steel doors and smart openers, and the usual early problems are sensor alignment, opener settings, and settling after the home's first few years. Older neighborhoods have a different set of problems.
What breaks on garage doors in older Apopka subdivisions?
In many older Apopka neighborhoods, the garage door has been in service for decades. Sheeler Oaks, off Sheeler Avenue south of Apopka Boulevard, was built mostly from 1984 to 1991 by custom builders. Kelly Park Hills, off West Kelly Park Road, went up mostly from 1989 to 1997. Errol Estate, built around its country club, also dates from that era.
Doors that age commonly have:
- Extension springs along the side tracks that have stretched and lost tension
- Safety cables missing from those springs, which is a real hazard if a spring snaps
- Rusted bottom brackets and cables, worst near the slab where water collects
- Chain-drive openers without modern safety sensors or with sensors bypassed
- Doors that were added or replaced over the years with mismatched hardware

Should I switch from extension springs to torsion springs?
Often it's worth considering. Many older Apopka homes still use extension springs, which stretch along the tracks on each side of the door. They work, but they wear unevenly, and without containment cables a broken one can whip across the garage. A torsion system mounts on a bar above the door, balances it more smoothly, and is easier on the opener.
A conversion isn't always needed. It depends on headroom above the door, the door's weight, and the condition of the rest of the hardware. Either way, spring work is not a DIY job. See our garage door spring repair page to learn what's involved and why it takes a trained tech.
Do Apopka's nurseries and commercial properties need different doors?
Yes. Apopka calls itself the Indoor Foliage Capital of the World. Fern growing took off in the early 1900s, and the commercial greenhouse industry grew from the 1920s on, so the area still has many nursery and agricultural sites, along with warehouses and shops along the main roads.
Commercial buildings like these usually run roll-up or sectional overhead doors and fenced yards with gates, and those cycle far more often than a home door. Problems tend to show up as worn rollers, stretched cables, or operators that overheat from heavy use. Our commercial garage door repair page covers the overhead and roll-up doors we work on.

Do you repair gates in Apopka golf and lake communities?
We do. Apopka is home to golf communities like Errol Estate and Rock Springs Ridge, and many neighborhoods near Lake Apopka and the Wekiva area use entry gates or private driveway gates. North of town, larger lots near Kelly Park and Wekiwa Springs often have gates at the road.
Gate trouble here usually comes back to summer storms and wet ground. Lightning surges can damage control boards, and loop sensors under the driveway can fail when the ground stays soaked. Learn more on our Orlando gate repair page.
