What does the Florida Building Code require for a new garage door?
Under the Florida Building Code, a replacement garage door needs a Florida Product Approval and a design pressure rating that meets the wind load for your address. That load depends on your location, the building's height, its exposure, and the size of the opening. A wide double door usually needs a higher rating than a single door on the same house.
Orange County's permit office lists garage doors among the items that need a building permit, and nearby cities follow the same statewide code. The product approval covers the door as a system, including its track, reinforcing struts, and fastener pattern. We install it the way the approval describes, because substituting parts can take the door outside its rating.
You may see doors advertised with Miami-Dade approvals. That rating is built for the High-Velocity Hurricane Zone, which covers only Miami-Dade and Broward counties. Orlando isn't in it, but the statewide wind rules still apply.
Should I upgrade an older Orlando door to a wind-rated one?
If your home was built before the statewide code took effect in March 2002, there's a fair chance the original door was never rated to today's standard. Older neighborhoods near downtown, from Azalea Park to parts of Winter Park, have plenty of homes in that category.
Research from the Insurance Institute for Business & Home Safety shows garage doors are a common weak point in high wind. When one fails, wind enters the house and adds pressure to the roof above. Ian in 2022 and Milton in 2024 were reminders of how much wind Central Florida can see. If you want windows in the door, impact-resistant glass is an option worth asking about. We'll explain what's required and what's optional.

How do HOA rules affect garage door choices in Orlando?
In many Orlando communities, the HOA's guidelines decide which colors, panel designs, and window styles are allowed. Florida law lets an association regulate a door's look only as far as its declaration and published guidelines give it that power, but many master-planned communities spell those rules out in detail.
Before you order, check with your management company. We can give you the manufacturer, model, color, and design details your architectural committee needs to approve the door. That's common in Horizon West, Lake Nona, and Winter Garden neighborhoods, and in gated communities along the Butler Chain in Windermere.
Which garage door styles and materials suit Central Florida?
Steel sectional doors are the most common choice here. They're strong, low maintenance, and available in many wind-rated models. Insulated doors help keep an attached garage cooler in summer, which also helps if the garage holds a freezer or workshop. Wood-look and carriage-house styles are available in steel and composite, which handle humidity better than real wood.
We work with major door brands, including Clopay, Amarr, and Wayne Dalton. Price depends on the door size, wind rating, insulation, windows, and hardware, plus whether a new opener is part of the job. If you're replacing the opener too, see our Orlando opener repair page.
